Gebäude- und Anlagenoptimierung beim Hochhausprojekt Headquarter Süddeutscher Verlag in München auf der Basis von Value Engineering

Abstract: In connection with the planning of the new high-rise building-project “Headquarter Süddeutscher Verlag” extensive optimisation analyses concerning the building- and technical installation-optimization were made aiming the minimisation of the life cycle costs and the primary energy demand with high thermal and hygienic comfort. The planning was conducted by a value engineering process. Based on the project goals especially including the specific user performance like extremely high temporal and spacial flexibility the following optimised concept was developed: The floor space is naturally ventilated by a double facade including a wind protected shading device. At this the thermal stabilisation results from a concrete core activation with an optimised control. The room climatic concept is complemented by individually controllable local ventilation units in the façade with heating and cooling function. Thus the energy demand is minimised on the user side and a high comfort with a optimised user individuality is guaranteed. To cover the already minimised energy demand different energy supply concepts were compared based on an economical and ecological analysis. The chosen concept consists of a geothermal heating and cooling system for the basic demand in combination with a bonded power-heat-chill-system. The speech will show the results of the computer aided planning process especially the way and the chosen value engineering method for the buildingand technical installation-optimization. The specification of the project goals and the process of figuring the targets using the qualitative and especially quantitative analysis will be an emphasis.
